The Valuation Report is a brief report which provides an opinion of market value. It is not a survey but can be used for a variety of purposes, including purchase, sale, relocation, part-exchange, compulsory purchase and probate. The general condition of the property is obviously a consideration in preparing a valuation but the depth of inspection and detail in reporting are limited.
Lancashire RICS homebuyer surveys and valuations
The RICS Homebuyer Survey and Valuation is described as an economy service which focuses on essentials, that is defects and problems which are urgent or significant and thus have an effect on the value of the property. The depth of the inspection and detail in reporting are significantly more than for the Valuation described above. It is particularly suited to residential property which is conventional in type and construction and which is apparently in a reasonable condition.
Blackburn Building Surveys
The Building Survey is the most detailed survey available and is particularly suited to larger properties, which over the years have been altered and extended, and to properties which are in poor condition and generally require repair and refurbishment. The report provides details of all visible elements of the property including construction detail and defects/disrepairs apparent. Normally it also includes a series of photographs, an opinion of market value and a recommended reinstatement cost for insurance purposes.
